Create Opportunity By Selling Real Estate Creatively

Many real estate agents are selling by using some creative marketing techniques to obtain listings and closings. Many builders are knee deep in inventory and looking for innovation. A little visualization and awareness of your surroundings can really spark ideas.

This creates an opportunity for agents that can help everyone turn problems into profit. One agent toured homes under construction that featured a shop on the property. This was in addition to the garage.

He scheduled a tour of the properties from the unfinished units to the model homes. He made a mental list of the goggles, hard hats, and other safety gear employed by workers. Portable lights, a hoover windtunnel bagged vacuum, and other devices were in use throughout the project.

While inspecting the progress in another home he noticed how the vacuum wet dry was being used to swallow water that had seeped into the basement. The agent was impressed with many of the appliances being used by workers on a routine basis.

He noticed workers without jackets in an unfinished garage area that was benefiting from a portable space heater. His list grew as he visited various parts of the project and took in all the useful gadgets. He started getting the innovation bug as walked through the homes.

After studying the various products online he visited with suppliers to see how many units might be overstocked. He suspected that they might be holding excess product in their warehouses where they were not selling or visible to anyone.

He made a presentation to the suppliers with bloated inventory and to the builders. He pointed out that buyers like freebies even if they believe that it will be incorporated into the price of the home. The buyers still appreciate a useful incentive.

The suppliers now display their products where the public can see them when they tour the builders model homes with shops. That’s better than languishing in the warehouse. The builders offer the products with the home to prospective buyers. When the home sells, the builder pays the vendor a sharply discounted price for the appliance.

The vendor places his shelf hogging inventory on display, the builder is providing an incentive to the buyers, and the real estate agent has another marketing tool that appeals to buyers. Everyone wins when agents think outside the home…errr the box.

Top agents are convinced that you are well on the way to a sale when the buyers start to picture themselves enjoying the deck chairs or garden fountain. Builders appreciate an agent that finds new methods to increase their chance of a sale. The local vendors enjoy reducing their inventory. The winning agent creates a winning situation for all.
